Before homes are let, we commit to making sure they’re clean, safe, secure and in reasonable repair. When a tenancy ends and the property becomes vacant, works are undertaken at the property, in preparation for our new tenants to move in.
Here’s what happens to meet this standard:
Clean home
We will ensure that before letting out our properties they are cleaned to a high standard.
- All floors and stairs with hard floors to be swept and wet mopped.
- Bathrooms and WC floors to be disinfected.
- All doors (internal and external), doorframes, windows, window frames, windowsills, skirting boards, radiators and pipe works to be washed down and wiped cleaned.
- Kitchen Units, including all work surfaces, cupboards and drawers to be hygienically cleaned and sanitised internally and externally.
- All sinks, basins, taps, tiled areas and showers to be hygienically cleaned and sanitised.
- All toilets to be thoroughly hygienically cleaned and all stains removed and pipe work to be cleaned.
- Grass, hedges and trees to be trimmed in garden areas where required.
Safe home
We will ensure that our properties pass a fully extensive safety check list before reletting.
- A complete Asbestos survey, water risk assessment and inspection of mains cold water tank.
- An Inspection for evidence of rising/penetrating damp.
- An inspection of all external areas for pooling water and drains
- A full inspection of the property for signs of black mould
- Property will be electrically safe as per NICEIC regulations.
- Property will meet gas safe regulations.
- Removal of all polystyrene ceiling tiles.
- Fully working water heating system.
- Inspect all external areas such as footpaths, ramps, steps and handrails to main door entrances and ensure they are free of tripping hazards.
- Any litter left in gardens/garages to be removed.
Secure home
We will ensure that our properties are fully secure before reletting.
- Inspect internal and external doors, ensuring all locks work and meet current safety regulations.
- Inspect all windows, and locks and ensure they meet BS3621 standards.
- Installation of “hard wired” smoke detector per floor.
- Installation of Carbon monoxide alarm in line with current regulations.
- Remove any existing Burglary alarms systems and ensure they are in good working order.
Reasonable home repairs
We will ensure that all aspects of the property are repaired to a reasonable standard.
- Any major repairs to be completed before property is re let.
- Ensure that any visible plaster work is in a reasonable condition.
- Ensure all plumbing and electricals are in good working order.
- Ensure kitchen and bathroom fittings are fit for purpose.
- Ensure all external areas such as garden/footpaths are clear of obstruction.
- Ensure all doors and windows open and close properly.
