The designation of the Conservation Area is a material consideration in the determination of planning applications within and adjacent to it.
Anyone proposing changes to their land or property should also be aware that there are stricter planning controls within Conservation Areas including :-
Control over Demolition
In Conservation Areas, planning permission is required for the demolition of many buildings and of means of enclosure (gates; fences; walls and railings, etc.) which are over 1 metre in height.
Works within Conservation Areas
Conservation Area status removes many of the permitted development rights which apply to land and buildings in other areas. This means that planning permission is required more often for development that you may wish to undertake.
Additional protection for trees
All trees within Conservation Areas are subject to similar restrictions as trees covered by a Tree Preservation Order (TPO).
Additional control on advertisements
In Conservation Areas, the ability to display advertisements without first obtaining consent from the Council is much narrower.
Any work undertaken without the requisite planning permission or other consent would be unauthorised and may result in the Council taking enforcement action to remedy any harm caused.
Anyone proposing to undertake development within a Conservation Area is advised to seek guidance from the Council before doing so. For further information, please visit our Planning pages.
